Fixed Rate Mortgages

Mortgage rates declined again this week. Freddie Mac’s October 29, 2026 national average for a 30-year fixed mortgage was 7.24%, down from 7.32% on October 22. The 15-year fixed national average fell to 6.60% from 6.68%. Both national averages decreased by 8 basis points, or 8 BPS. Source: Freddie Mac Primary Mortgage Market Survey® (labeled “Natl. Avg.” in this article).

Blue Reef Mortgage’s Florida purchase scenario also improved. Its 30-year fixed interest rate decreased to 6.968%, with an annual percentage rate (APR) of 7.010%. Its 15-year fixed interest rate declined to 6.322%, with an APR of 6.430%. These examples reflect zero discount points and zero origination charges. Other closing costs may apply.

Blue Reef Mortgage uses a pricing engine allowing for best execution rates and or pricing. Available pricing depends on the borrower, property, loan program, and market conditions.

For borrowers, the improvement means a lower principal-and-interest payment on the same loan amount. However, this week’s Federal Reserve decision and new economic reports show why the outlook remains uncertain: inflation is elevated, and economic growth remains strong.

Blue Reef Mortgage Rates: October 29 vs. October 22

These examples assume an $800,000 purchase price, 20% down payment ($160,000), $640,000 conventional loan, and a 780 FICO score. The property is an owner-occupied, one-unit single-family primary residence in Florida.

10/22/26 10/29/26
Term Rate APR Rate APR Rate Change
30-Yr Fixed 7.036% 7.122% 6.968% 7.010% −6.8 BPS
15-Yr Fixed 6.449% 6.563% 6.322% 6.430% −12.7 BPS

APR = annual percentage rate; BPS = basis points. One basis point equals 0.01 percentage point.

Illustrative repayment terms: For the October 29 examples, the $640,000 loan has approximately 360 monthly principal-and-interest payments of $4,244.27 for the 30-year fixed option at 6.968% interest and 7.010% APR, or 180 monthly principal-and-interest payments of $5,512.61 for the 15-year fixed option at 6.322% interest and 6.430% APR. Final payment amounts may vary. Payments exclude property taxes and homeowners insurance; the actual payment obligation will be greater. HOA dues and any applicable mortgage insurance are additional.

Pricing conditions: Pricing is dated October 29, 2026 and reflects zero discount points and zero origination charges. Other closing costs may apply. Rates are subject to change and may not be available at commitment or closing. Loan availability depends on credit, income, property, underwriting, and program requirements.

Based on the supplied payment figures, the 30-year option’s monthly P&I decreased by $29.15 from October 22. The 15-year option’s monthly P&I decreased by $44.55. P&I means principal and interest.

Three Weeks of Mortgage Rate Trends

Looking beyond a single weekly move provides useful context. Blue Reef’s supplied interest rates declined across both reporting intervals from October 15 through October 29. The 15-year option saw most of its improvement in the latest week.

30-Yr Fixed 15-Yr Fixed
Date Rate APR Monthly P&I Rate APR Monthly P&I
10/15/26 7.132% 7.220% $4,314.82 6.453% 6.570% $5,558.56
10/22/26 7.036% 7.122% $4,273.42 6.449% 6.563% $5,557.16
10/29/26 6.968% 7.010% $4,244.27 6.322% 6.430% $5,512.61

Supplied historical pricing for the same $640,000 purchase scenario. P&I payments are approximate and exclude property taxes and homeowners insurance; the actual payment obligation will be greater. Repayment terms are 360 monthly payments for 30-year loans and 180 for 15-year loans. HOA dues and any applicable mortgage insurance are additional.

Across those two weeks, Blue Reef’s 30-year interest rate fell 16.4 BPS, and its supplied monthly P&I decreased by $70.55. The 15-year interest rate fell 13.1 BPS, with a supplied monthly P&I reduction of $45.95.

These changes measure the effect of the supplied pricing on the same loan amount and term. They do not account for changes in property taxes, insurance, or other ownership expenses. Two consecutive declines also do not establish a lasting trend.

Comparison limitations: Blue Reef’s figures reflect the specific Florida purchase scenario described above. National averages reflect qualifying applications nationwide. Borrower characteristics, points, fees, lock periods, and pricing dates can differ. This comparison does not establish lower total borrowing costs for every borrower.

Both national averages declined 8 BPS from October 22 to October 29. Blue Reef’s October 29 interest rates were 27.2 BPS below the 30-year national average and 27.8 BPS below the 15-year national average. These are interest-rate comparisons, not comparisons of APR or total closing costs.

What Is Driving Mortgage Rates This Week?

This week’s mortgage improvement came alongside a Federal Reserve decision to leave its policy rate unchanged. On October 28, the Fed maintained its federal funds target range at 3.75%–4.00%. It described inflation as elevated and economic activity as expanding strongly. Two voting members preferred a quarter-point increase. Source: Federal Reserve, October 28 statement.

The distinction for homebuyers is that the Fed did not cut its policy rate this week. Mortgage rates can nevertheless fall because fixed-rate mortgage pricing responds to longer-term bond yields, mortgage-backed securities, and investors’ expectations about future inflation and growth. A Fed decision does not translate into an identical change in mortgage rates.

Our interpretation is that the lower mortgage readings show improved financing conditions across the reporting period, while the Fed’s inflation concerns help explain why further declines remain uncertain. The rate data alone cannot identify one event as the cause of every lender’s repricing.

Inflation and Growth Keep the Outlook Mixed

Economic reports released October 29 added important context. The Bureau of Economic Analysis reported that September’s personal consumption expenditures price index rose 3.6% from a year earlier. Excluding food and energy, the increase was 3.1%. Monthly increases were 0.5% overall and 0.3% excluding food and energy. Source: BEA, September Personal Income and Outlays.

BEA also estimated that real gross domestic product grew at a 3.4% annualized rate in the third quarter, compared with 2.2% in the second quarter. The advance estimate is subject to revision. Source: BEA, third-quarter GDP advance estimate.

Persistent inflation and stronger growth can limit the room for borrowing costs to decline. However, market reactions also depend on what investors expected before each release. An economic report’s direction alone does not determine the direction of mortgage rates.

Timing is especially important this week: Thursday’s inflation and GDP releases occurred after the Wednesday end of the national average collection window. They provide context for subsequent pricing and the outlook; they should not be presented as causes of the already-collected weekly survey average.

Should You Choose a 15-Year or 30-Year Mortgage?

Using the supplied October 29 payments, the 15-year option requires approximately $1,268.34 more per month in principal and interest than the 30-year option. That higher required payment is an important budget consideration even though the 15-year interest rate is lower.

A 15-year mortgage pays down principal faster and generally reduces total interest when paid as scheduled over its full term. A 30-year mortgage provides a lower required payment, which may leave more room for emergency reserves, retirement contributions, and other household expenses.

Florida buyers should evaluate the complete housing budget, including property taxes, homeowners insurance, any flood insurance required for the property, and applicable HOA dues. A manageable principal-and-interest payment is only one part of a sustainable purchase.

What Homebuyers Should Do Next

Compare personalized offers using the same loan amount, property details, loan term, and lock period. Review APR, points, lender credits, closing costs, and cash required at closing alongside the interest rate. Zero discount points and zero origination charges do not mean that a transaction has no closing costs.

If you are under contract, discuss rate-lock expiration, extension charges, and any available float-down provisions. Waiting for another decline introduces uncertainty, especially when your purchase has a firm closing deadline.
